Market Statistics - February 2019



We're into the third month of 2019 already and the number of transactions continue to be rather subdued compared to the 10 year average.
The number of sales for the REBGV are 42.5% below the 10-year February sales average which indicates that buyers are maintaining the wait-and-see attitude of the last few months.
The REBGV reported 1484 sales (1103 last month) whereas the Fraser Valley Board reported 982 sales (784 last month). These numbers are 32.8% and 29.1% respectively below last February's numbers.
The Sales to Active ratios have experienced a slight rise since last month which may be the beginning of a recovery or may just be the rise that we see every year between January and February. We will only know for sure which way the trend is headed once we get the statistics for March.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.
